10 Essential KPIs Every Asset Manager Should Track
The metrics that separate a reactive asset team from a strategic one — and how to calculate each in your existing data.
You cannot improve what you do not measure. The right KPIs turn ITAM from a chore into a strategic function. Here are ten metrics — five operational, five financial — every team should be tracking weekly.
Operational KPIs
- Asset utilisation rate: % of assets currently assigned vs. in stock.
- Mean time to deploy (MTTD): days from ticket to "in user hands".
- Mean time to repair (MTTR): hours from ticket OPEN to RESOLVED.
- First-time fix rate: % of tickets resolved without escalation.
- Audit coverage: % of expected assets scanned in the last physical audit.
Financial KPIs
- Total cost of ownership (TCO) per asset class.
- Depreciation accuracy: actual book value vs. accounting book value.
- Maintenance cost as % of replacement value.
- License utilisation: seats used / seats paid.
- Loss rate: % of assets reported lost annually.
